Do I own my house and my lot? ‹
YES. At The Nest, you have freehold ownership of your home, your land, and your septic system while the municipality owns and manages the roads and the street lighting.
So what part of The Nest is condo? ‹
At The Nest, the protected forest, the shared driveways and the wells are owned and managed by the condominium corporation.
Is there a condo board? ‹
YES. You will elect representatives to manage the board.
How big is my lot?‹
This is a forest community with rock outcrops, hills and valleys, so every lot is slightly different in shape and size. But the average lot size is about a third of an acre.
Is The Nest in Muskoka? ‹
Not officially. The Nest is located in Parry Sound, Seguin Township, 15 minutes north of Lake Joseph in the Parry Sound/Muskoka Federal Electoral District.
How much are the property taxes? ‹
The current tax rate in Seguin Township is noticeably lower than many areas in Ontario. For 2024,the total tax rate including both the municipal AND education portion was just .564995%. That means, depending on the value of the home, property taxes start at less than $3K a year.
How is The Nest serviced?‹
You have electricity delivered through Hydro One and natural gas delivered by Enbridge. And your monthly payments stay low because you have the security of your own private water source, and septic system.
Does The Nest have high-speed internet?‹
YES. The Nest is serviced by high-speed fiber optic.
Do I have my own individual septic tank? ‹
YES. You have your own state of the art septic system.
I’ve never had a septic tank before. Is it complicated to manage? ‹
No action required, just use as instructed.
How do I know the well water is safe? ‹
The drilled wells at The Nest have been tested and verified to be of excellent quality and abundance. In addition, you also have the reassurance of yearly testing included in your condo fee.
Is there a hospital near? ‹
YES. You’re just 7 minutes away from the modern West Parry Sound Health Centre, our regional hospital with an emergency department, acute, transitional and rehabilitative care. The hospital has received Exemplary Standing – the highest rating possible.
What about local schools? ‹
There are a wide variety of schools in Parry Sound, including primary and secondary, public and Catholic, as well as a public French school.
Is school bus service available? ‹
Yes.
Do the roads get plowed? ‹
Yes. The community roads at The Nest will be plowed by the municipality . The shared driveways will be plowed by the Condo Corp. Each owner will be responsible for their individual driveways.
Is there garbage pick up? ‹
You are responsible for taking your garbage to the offsite transfer station on Hwy 400 conveniently located a few minutes down the road.
How far is it to get essentials like groceries and a pharmacy? ‹
Everything you need for day-to-day living is within a 3-minute drive.
How close is the nearest beach? ‹
You are 5 minutes from the beach at Oastler Lake Provincial Park. Wabuno Beach on Georgian Bay is 10 minutes away.
I have a fishing boat. How close is the nearest boat launch? ‹
There is a boat launch 5 minutes away at Oastler Lake. You are 7 minutes from the Champagne St. boat launch on Georgian Bay.
What downpayment do I need? ‹
You can own with just 5% downpayment, or as little as $20k, provided you have a mortgage approval. Otherwise, your downpayment would be 10%.
What is a sport court? What can I do there? ‹
There is something to do here four seasons of the year. Play pickle ball, shuffleboard, and basketball. And in winter, the court becomes the perfect place to play shinny. There is even a warming hut.
What are the trails going to be like at The Nest?‹
Your private trails system will run through the woods around the periphery of the property, and will be designed for walking, jogging, snowshoeing, and cross-country skiing. The trail system will also connect to the Seguin Trail System, and the Trans Canada Trail.
Do I have to pay extra to get that kitchen? ‹
No. The extraordinary Nest Kitchen is included with your home.
I understand that The Nest prices are shown with the First Time Homebuyer Rebate included, and other buyers would pay 5% more.‹
How do I know if I qualify for the First Time Homebuyer Rebate?
To be considered a “first-time home buyer” for the purposes of the FTHB GST Rebate, you must:
- Be at least 18 years of age;
- Be either a Canadian citizen or a permanent resident of Canada; and
- Not have lived in a home, whether in or outside Canada, that you owned or that your spouse or common-law partner owned in the calendar year or in the four preceding calendar years.
Are there any limitations I should know about?
- You can’t claim a FTHB GST Rebate more than once in your lifetime.
- You can’t claim a FTHB GST Rebate if your spouse or common-law partner previously claimed a FTHB GST Rebate.
- The rebate is only available on homes bought after May 27, 2025, and construction must start before 2031, and be substantially completed before 2036.
